South Leinster remains the strongest part of the country for the sale of land, and even with €58,000/AC sale farm in cork, it remains ahead of its nearest rival, münster, more than €1.3 million in profit from land sales.

A total of 21 auctions have seen 960ac South Leinster land sold under the hammer, to 5.5 PC in the first months of last year.

These sales realized a total of €14.58 m, an increase of 25 PC for 2017 the company while the average price paid for land in this area comes to €15,041/AC, up 19pc on last year’s price.

The auctioneer Kilkenny Pat Gannon rarely saw more land for sale in Kilkenny.

“But the tillage of men are not able to compete with dairy lads,” he warns.

“I’ve seen people abandon regular cereal with the land goes to corn to feed livestock.

“Large dairy men, who have experienced food crises this year not to buy extra land as a buffer feed for the poor years,” he said.

Wexford auctioneer David Quinn sees a significant number of suckling farmers are switching to dairy products and even some tillage farmers in this big tillage districts to follow their example.

The son of former President of IFA and is known for Meath farmer Tom Clinton last week bought the neighbouring farm 105ac for €960,000 or just €9,000/AC. The sale price beat the pre-auction guide of €110,000.

“I know that there is a tillage of men in the beginning of Wexford, to make this step,” he said.

The sale is paddy Jordan and although at present purely agricultural lands, it is hoped the value considering its location.

Further South in County Carlow residential 65ac farm in near Slyguff bagenalstown amounted to €23,000/AC under the hammer of John Dawson. David Quinn Wexford sold 57ac non-residential tillage farm in new Ross Ballynaboola for €18,500 and farm 33ac loosening in Askamore, Wexford was €17,000/AC.

Michael Connaughton by selling 10ac on tillage ground in Ballinree in Laois, which amounted to €17,500/AC. The largest farm for sale was 131ac holding in a series of stories on Kildrinagh and Woodsgift Kilkenny, where Pat Gannon to dispose of the lots at an average of €13,129/AC. One particular site, a site 19ac amounted to €17,685/AC.

Scammers

The next big farm to sell under the hammer is also in Kilkenny. In 117ac non-residential farm at Tullaroan was sold in lots by ger Walsh Walter Walsh making €1.32 m or €11,200/AC.

In County Wicklow the maximum price paid at auction for a land parcel at 16.5 AC of land with an abandoned house in Ballygahan, near Avoca amounted to €16,750/AC on sale processed auctioneers Raymond Gaffney.

Agricultural consultant Mike Brady says that there is strong evidence that businessmen and speculators raise their heads again in the land market.

“It is obvious that the farm properties with development potential are not farmers and we had some real signs that the recent land transactions in the city of cork, Wexford and Dublin closer,” he said.
