North Leinster had what can be called difficult in the beginning of the year: all the indicators show a downward trend with the amount of land sold at auction by 11pc. The money received from auction sales for 30pcs, the price per acre back 21pc at the same time last year.

Some will say, the lack of bright dairy sector and the prevalence of beef and tillage farmers could explain the apparent sluggishness of the land market in the region with sales closer to the border, affected by serious problems related to quarter and month.

A total of 18 auctions saw almost 960ac to change hands under the hammer in North Leinster netting €8.842 m, decreased significantly to €12.736 m generated during the same period last year. The price acre was $ 9,216/AC eludes €11,747, in the same period in 2017, representing a decline of 21pc.

The best price of land in the region was reached when Raymond Potterton auctioneer saw €20,000/AC paid 10ac with an abandoned house in Oristown near Kells in County Meath.

Coonans Maynooth processed sales that saw the next best price. Farm 62ac in Kilglynn in Kilcock, Co Meath and sold under the hammer making €890,000 €14,354/AC. One of the biggest sales of the Offaly farm 91ac near Edenderry in co was sold to Matt Dunn does a fine of €12,250/AC. Increased roadside farm consists of good dry land and it is unusual for a farm of this size to achieve a strong price for such a acre.

The largest farm to sell under the hammer in the region 135ac holding near Edenderry, which sold under the hammer, Wilson’s auction for €1.03 m making €7,630/AC. The next big farm for sale was 120ac non-residential farm at Ballinacor in County Westmeath, which amounted to €790,000 euros 6583/AC under the hammer Dillon Murtagh.

Gordon Cobbe of GVM Tullamore said that the market in the region is much more dynamic than auction season offers. “The route of the auction is not the chosen path, people go separate contract more and more,” he said.

Mr. Cobbe sees a big step away from soil to milk in the Offaly area. “I know from the 1,000 AC of arable land in three farms, which are now converted into pasture for dairy. We have a big sale tillage equipment soon, he said, is a sign that people are moving from one sector.”
